What Happens When Buyers and Sellers Are Both Waiting?

Something interesting is happening in real estate right now.

Buyers are waiting. And sellers are waiting too.

But they aren’t necessarily waiting for the same reasons.

Some buyers are watching interest rates and wondering if they should hold off. Others are hoping home prices will come down or that more homes will become available.

At the same time, some homeowners are thinking about selling but wondering where they’ll go next. They’re concerned about giving up their current interest rate, finding their next home, or simply whether this is the right time to make such a big change.

When both sides start waiting, the market can begin to feel a little stuck.

And that’s exactly when good information becomes even more important.

Why Are Buyers Waiting?

For many buyers, the biggest question is:

“What if I buy now and things get better later?”

It’s understandable.

Buying a home is a major financial decision, and nobody wants to feel like they made their move at the wrong time.

But waiting also has a cost.

If you’re renting, you’re continuing to pay rent while you wait. If home prices increase, the home you could afford today may look different several months from now. And if interest rates eventually come down, you may find yourself competing with more buyers who were waiting for exactly the same thing.

That doesn’t mean every buyer should rush out and purchase a home today.

It means you should understand what buying today looks like compared with waiting before making that decision.

Why Are Sellers Waiting?

Sellers have a different set of concerns.

I hear questions like:

“If I sell, where am I going to go?”

“Should I wait and see what happens with the market?”

“What if I sell my home and can’t find the right replacement?”

And for homeowners with a low interest rate, moving can feel especially difficult to consider.

Those are real concerns.

That’s why selling a home shouldn’t begin with putting a sign in the yard. It should begin with understanding the entire move.

What could your home realistically sell for?

How much equity might you have available?

What would your next home cost?

What does financing that next home look like?

And can we create a timeline that allows the pieces to work together?

Sometimes the answer may be, “Let’s wait.”

But sometimes, once we actually look at the numbers and options, a move that seemed impossible starts to look much more manageable.

When Everyone Waits, Opportunities Can Be Easy to Miss

Here’s the interesting part.

When buyers and sellers are both hesitant, it can create opportunities for the people who are prepared.

A buyer may face less competition for a home.

A seller may discover there are serious buyers looking specifically for what they own.

And someone who needs to sell and buy may be able to structure both sides of the move in a way they hadn’t considered.

The goal isn’t to predict exactly what the market will do next.

The goal is to understand the market we’re in and know how to navigate it.

You Don’t Need to Guess

Real estate headlines tend to talk about the market as though everyone should make the same decision.

But real estate is much more personal than that.

The right decision for a first-time buyer may be completely different from the right decision for someone downsizing.

A growing family may have different priorities than someone relocating for work.

And a homeowner who has built significant equity may have options they don’t even realize are available.

That’s why I believe the conversation should start with your situation, your numbers and your goals — not a headline.

Clarity Over Uncertainty

If you’ve been waiting because you’re unsure what to do, you don’t have to make a decision today.

But you also don’t have to sit on the sidelines guessing.
