Before You Put a For Sale Sign in the Yard, Have a Plan

When homeowners start thinking about selling, one of the first questions is often:

“What do I need to do to get my house ready?”

Should I paint? Replace the flooring? Update the kitchen? Clean out the garage? Start packing?

Those are all reasonable questions.

But before we talk about paint colors, repairs, staging, or putting a For Sale sign in the yard, there’s something I believe is even more important:

We need a plan.

Because selling your home isn’t simply about getting your house ready for the market.

It’s about getting you ready for what comes next.

1. Start With Why You’re Moving

Before we talk about your house, I want to understand your reason for selling.

Maybe your family has outgrown the home.

Maybe you’re ready to downsize or simplify.

Maybe you’re relocating, retiring, moving closer to family, or simply ready for a different lifestyle.

Your reason for moving affects almost every decision we make afterward—including timing, pricing, preparation, and what your next move needs to look like.

That’s why I believe a good selling strategy starts with your life, not the listing.

2. Understand Your Numbers

Before putting your home on the market, you should have a realistic idea of what it may be worth in today’s market.

But that’s only part of the financial picture.

We also need to look at your potential equity, estimated selling expenses, what you may walk away with, and how those numbers affect your next move.

If you’re purchasing another home, that becomes especially important.

Good information gives you options.

And having options makes it much easier to make decisions with confidence instead of reacting under pressure.

3. Know Where You’re Going Next

We’ve talked about this throughout the week because I believe it’s one of the most overlooked parts of selling a home:

Selling is only half the plan.

Where are you going next?

Do you need to buy another home?

Will you need the proceeds from this home before you can purchase?

Are you moving to another community or another state?

Would you benefit from selling and buying at the same time?

There isn’t one strategy that works for every homeowner.

That’s why we need to understand the destination before deciding how to structure the journey.

4. Prepare Your Home Strategically

Once we understand your goals, numbers, and timeline, then we can talk about preparing the house.

And this is where having a plan can potentially save you from spending money in the wrong places.

Not every home needs a major renovation before selling.

Sometimes the biggest difference comes from cleaning, decluttering, taking care of deferred maintenance, improving curb appeal, or making a few strategic updates.

The goal isn’t to make your home perfect.

The goal is to determine what will help your particular home show its best in the market you’re selling in.

5. Build the Timeline Before the Sign Goes Up

One of the best things we can do is work backward from where you want to be.

When would you ideally like to move?

What needs to happen before then?

How much time will you need to prepare the home?

If you’re buying another property, how do the two transactions work together?

What happens if your home sells quickly?

And what is the plan if it takes longer than expected?

Thinking through those questions before your home hits the market can make the entire process feel much more manageable.

🌲 The First Step Isn’t the For Sale Sign

If selling has been on your mind, you don’t have to wait until you’re completely ready before talking to a Realtor.

In fact, I prefer having the conversation before you’re ready.

That’s when we have time to look at your options, understand your home’s position in the market, talk about what—if anything—you should do to prepare it, and create a timeline that works for you.

There may even be times when our conversation ends with:

“You’re not ready yet. Let’s make a plan and revisit this later.”

And I’m perfectly comfortable with that.

My job isn’t to convince you to sell your home.

My job is to help you make a smart move when the time is right for you.

If you’ve been thinking about selling—even if that move is several months away—I’m always happy to sit down, answer your questions, and help you start building the plan.

No pressure. No obligation.

Just good information, honest guidance, and a plan for your next chapter.
