Is Now a Good Time to Sell Your Home? 5 Questions to Ask Before You Decide

One of the questions I hear from homeowners is:

“Is now really a good time to sell?”

It’s an understandable question, especially in a changing real estate market.

Interest rates change. Home prices shift. Inventory changes from one neighborhood to another. And depending on which headline you read, you may hear completely different opinions about what homeowners should do.

But when someone asks me whether they should sell, the market usually isn’t the first thing I want to talk about.

I want to understand you.

Because selling a home isn’t simply a market decision. It’s often a life decision.

Before deciding whether now is the right time to sell, here are five questions I believe are worth asking.

1. Why are you thinking about moving?

This is where I like to begin.

Maybe your family needs more room. Maybe the house has become more than you want to maintain. You may be thinking about retirement, relocating for work, moving closer to family, or simply wanting a home that fits your life better today.

Sometimes homeowners become so focused on trying to time the market that they lose sight of the reason they started thinking about moving in the first place.

Your why matters.

2. What is your home actually worth in today’s market?

Online estimates can be a useful starting point, but they don’t know your home the way you do—and they don’t always reflect what is happening on your street or in your neighborhood.

Condition, upgrades, location, competing homes, recent sales and current buyer activity can all affect value.

Before making a decision, I believe homeowners should have a realistic picture of what their home may sell for today, not what it might have sold for a year or two ago and not what an online estimate says it should be worth.

Good decisions begin with good information.

3. What would you need from the sale?

Selling for a certain price and walking away with a certain amount of money are two different things.

Before listing, it’s important to understand your potential proceeds and how those proceeds fit into whatever comes next.

Do you need the equity for your next home? Are you downsizing? Paying off debt? Relocating? Planning for retirement?

Knowing your numbers can replace a lot of uncertainty with clarity.

4. Where are you going next?

This is one of the most important conversations I have with potential sellers.

Selling is only half of the plan.

If you sell your home, where will you go?

Do you need to purchase another home? Can you buy before you sell, or will you need to sell first? What does the timing look like? What communities might fit the life you’re trying to create?

I don’t want my clients simply thinking about getting their current home sold. I want us thinking about the entire transition.

5. What happens if you wait?

Waiting isn’t necessarily the wrong decision.

But it should be an intentional one.

Instead of simply saying, “We’ll wait and see what the market does,” ask yourself:

What would need to change for me to feel ready?

Maybe it’s a financial goal. Maybe it’s interest rates. Maybe you need time to prepare the house. Or maybe life simply isn’t ready for the move yet.

There’s nothing wrong with waiting when waiting is part of your plan.

🌲 You Don’t Have to Predict the Market

None of us has a crystal ball.

And I don’t believe homeowners should make one of their biggest financial and personal decisions based solely on trying to guess what the real estate market will do next.

Instead, let’s look at your home, your equity, your goals, your timeline and where you want to go next.

Then we can look at the current market and ask a much better question:

“Does making a move right now make sense for me?”

That’s a conversation I’m always happy to have—even if you’re months away from selling and aren’t sure you’re ready.

No pressure. No obligation.

Just good information, an honest conversation, and a plan for whatever your next chapter may be.
