If I’m Thinking About Selling in the Next 6–12 Months, What Should I Do Now?

Maybe selling your home has crossed your mind.

Not tomorrow. Not next week. Maybe not even for another six months or a year.

You might be thinking about downsizing, moving closer to family, relocating, buying something different, or simply wondering whether the home you’re in still fits the life you want next.

But if you’re not ready to sell yet, is there really anything you should be doing now?

Absolutely.

In fact, having time on your side can be one of your biggest advantages.

You don’t need to be ready to sell to start getting ready.

Start by Understanding Where You Are

Before making decisions about your next move, it helps to understand what you’re working with.

What might your home be worth in today’s market?

How much equity have you built?

What might you realistically walk away with after selling expenses?

Those numbers don’t mean you have to sell. They simply give you information.

And information gives you choices.

Start Thinking About What Comes Next

One of the biggest concerns I hear from homeowners is:

“If I sell my house, where would I go?”

That’s why I don’t believe planning a sale should begin with putting a sign in the yard.

It can begin by exploring possibilities.

Would you want something smaller? A different neighborhood? Less maintenance? More land? A single-story home? A completely different community?

Ask yourself:

If I could design the next season of my life, what would it look like?

You don’t need the complete answer today. You just need permission to start exploring it.

Don’t Start Remodeling Yet

This one is important.

If you’re thinking about selling, please don’t assume you need to update the kitchen, replace every floor, remodel the bathrooms, or spend thousands of dollars getting your house “ready.”

Some improvements may absolutely make sense.

Others may cost far more than they’ll return when you sell.

Before spending the money, let’s look at your home through a buyer’s eyes and determine what actually matters.

Sometimes my advice may be:

Do this.

Sometimes it may be:

Maybe do this.

And sometimes it may simply be:

Don’t spend your money here.

Your home doesn’t have to be perfect to sell.

Take Care of the Little Things

While a major renovation may not be necessary, those small projects you’ve been meaning to tackle can be worth addressing over time.

A dripping faucet. A loose doorknob. Touch-up paint. A broken screen. That closet you’ve been meaning to clean out for three years. 😉

When you have six or twelve months, you can handle things gradually instead of trying to do everything the week before your home goes on the market.

Give Yourself the Gift of Time

This may be the biggest advantage of starting early.

You don’t have to make every decision at once.

You can watch the market. You can explore neighborhoods. You can learn what your next home might cost. You can decide which improvements make sense. You can declutter a little at a time.

And you can change your mind.

I’d much rather help you prepare for six months than scramble with you for six days.

Your First Step Doesn’t Have to Be Listing Your Home

Sometimes people hesitate to call a Realtor because they think that conversation means they’re committing to selling.

It doesn’t.

My job isn’t to convince you to sell your house.

My job is to help you understand your options so you can make the decision that’s right for you.

Maybe you discover you’re ready sooner than you thought.

Maybe we create a six-month plan.

Maybe you decide to wait another year.

Or maybe you decide staying exactly where you are is the best choice.

All of those can be good outcomes when they’re based on good information.

Thinking About Selling Someday?

If you’re in Vacaville, Fairfield, Dixon, Benicia, or the surrounding Solano County area and selling has been somewhere in the back of your mind, let’s start with a conversation.

No sign in the yard.

No commitment to sell.

No pressure.

Just information, possibilities, and a plan.

Message me PLAN, and we’ll start there.
